Why Most First-Time Buyers Get Denied

In this market, especially in places like Fontana, Riverside, Yucaipa, and the rest of the Inland Empire, or growing areas like Springfield, MO and even the Houston metro, too many first-time buyers are getting denied — not because of bad credit, but because of outdated assumptions:

  • They think they need 20% down (false).

  • They believe they have to save for years before they qualify (also false).

  • And they don’t know the programs that can get them in the door now.

Real Programs That Can Get You in a Home Sooner

✅ 1% Down Conventional (UWM)

Bring just 1% down, and the lender contributes 2% (up to $7,000).Perfect for buyers with decent credit and income under 80% of the Area Median Income (AMI).This is especially powerful in Springfield, Nixa, Republic, and suburban areas near Houston.


✅ Empower DPA Grant

A forgivable grant that offers 2% or 3.5% of the purchase price and can be layered with seller credits. Great for buyers in the Inland Empire, especially San Bernardino County, Perris, Colton, and Redlands.


✅ HUD $100 Down Program

Buy a HUD-owned home using FHA financing with just $100 down. Search homes in Harris County, Katy, Tomball, and The Woodlands, or look for opportunities in Ozark, MO and other affordable areas near Springfield.


✅ USDA "Gone Country" Strategy

Move just a little outside the city — and you may qualify for 0% down financing through USDA. This works beautifully in outlying areas around the Inland Empire, Christian County, Greene County, and even rural zones outside Houston.
